产权年限:住宅用地 70 年,商业用地 40 年,工业用地 50 年。70 年产权到期后自动续期,无需申请;商业产权续期需提前申请,费用待定。

二、 交易流程类:从选房到过户的关键节点

腰线层、设备层、槽钢层:腰线层可能影响采光和阳台使用;设备层噪音大、辐射大(虽符合国家标准,但居住体验差);槽钢层可能存在渗水风险。选房时可咨询置业顾问,或实地查看楼层平面图。
